“Petrovsky Arsenal”

The redevelopment of the former territory of the Sestroretsk Tool Factory is unprecedented project for Russia. Only few single old industrial buildings were reconstructed in the country now having new office and warehouse functions. But redevelopment of the territory of a huge industrial complex of the last centuries into a modern multi-functional complex including construction of housing, a sports center and also creation of a local down-town with a proper infrastructure is the first project of this kind. Taking into account the rich history of the territory, the project was given the name “Petrovsky Arsenal”(www.arsenal-petrovsky.ru).

The development of the complex will include reconstruction of 10 buildings listed as a heritage with the change of their initial function and construction of new buildings stylized the same style as protected old ones.

The Master Plan has been developed by the well-known English architectural bureau Paul Davis & Partners. Experts of the company have a great experience in designing of the housing and commercial real estate and in redevelopment of industrial territories.

According to the existing concept of the development, based on marketing research, the historical part will include residential, retail and commercial real estate. In residential area it is planned to construct low-rise buildings (like "town-house"), stylized as preserved redbrick buildings. The commercial area will include the local down-town with shops, restaurants, a business center and a private school.

Historically this territory is closely connected to water. Southern part has a common border with Razliv lake, the Eastern part is surrounded by a picturesque canal. The canal, running along all the territory, is planned to be purged and reconstructed in the common style of the territory. The elements of luxury consumer services and public utilities, which are unavailable in the majority of cottage towns, will become one of the main competitive advantages. It is planned to create a high-rise building for the total area of 40 thousand sq.i in the hillside part.

The sport part of the territory, according to the preliminary plan, will include constructing of the multifunctional fitness-center with a mini aqua-park, bath complex and also health and beauty services.

The development and update of the concept is entrusted to the "Institute of Entrepreneurial Issues" - one of the leaders in the real estate consulting services in Russia.
